I was referred to Ron by another professional class act named Brandon Feder; an insurance agent of mine;
As I started my search for a commercial industrial building for my business, I called Ron, and he showed up
in record time with a huge stack of building brochures.
The only building I was interested in, I had already inquired about and informed Ron that it’s either this or
nothing, and since I had heard it was already in escrow, I pretty much gave up on that prospect. Of course
Ron as the amazing sales agent that he is, presented me with other options; but none of them would have
worked for me.
I told him it was that building or none, and we would circle back another time to find something suitable. Ron
just got to work. With his deeply rooted network of contacts, he made a few calls and discovered that the
building was in fact in escrow, but there was an opening due to some challenges with the buyer and lender.
He got the process rolling with a backup offer, letter of intent for the building that I knew would be perfect. It
was a long shot. Ron never tired, he stayed on it, and in fact the buyer fell out of escrow and we were first in
line with our back up offer already submitted.
Item after item, “needs list” after “needs list”, he guided me through a challenging transaction to its fruition.
Starting with due diligence. He connected me with inspectors, architects, attorneys, insurance brokers and
the list goes on.
I’ll admit I was a little nervous to take on these referrals one after the next, but they never did me wrong;
pre-closing and most likely the same will be the case post closing.
I have personally taken and passed a real estate course, and a lot of the ideas espoused in the course
seemed abstract; fiduciary responsibility to a client, seemed like a nice thing, but is that how it is in real life?
Well perhaps not, generally speaking.
Ron Feder in my mind; not to undermine my own efforts which were massive, can take sole responsibility for
heaving this deal across the finish line. Negotiating buyer credits, negotiating Inclusion of the racking system
in the warehouse in the deal, and most importantly extending the loan contingency expiration dates not once
but twice, in the face of extreme pressure from the seller. Truly amazing ! He facilitated my ability to have
time to negotiate with the banks to get the best deal.
The personal touch, the genuine feeling I got of how excited he was for me and my brothers moving and
progressing to this huge milestone of owning a prime property was awesome.
Ron just does not stop, as he attempts to connect us with new clients to help us grow our business in our
new location. If the past is any indication of how things will go, it’s safe to say that we will land some great
clients through his sprawling network of amazing people and businesses.
